How Civexa decides what it is sure of

Everything Civexa reports carries a classification, and the classification is the point. A number you can act on and a number you have to check are different products, and the report never confuses them.

Every figure says how much it can carry

Verified

Read directly from an authoritative source — parcel geometry from county GIS, an elevation sample from USGS 3DEP, a recorded sale from the county's sales layer.

Derived

Computed from verified inputs by a stated formula — the developable area after the constraint union, a setback applied to the boundary, a return divided by its named denominator.

Estimated

A Civexa screening default standing in for a figure you have not supplied — a construction cost band, a soft-cost percentage. Every one is listed with its basis and confidence, and replacing it recalculates the model.

Requires verification

Something Civexa could not establish: an unreachable data layer, an un-encoded discretionary process, a constraint with no usable geometry. It is reported as a gap and never as an absence of constraint.

Professional limitations

What Civexa is not

Civexa AI provides development intelligence and decision support. It does not replace licensed professional surveys, engineering, environmental studies, legal advice, appraisals, or governmental determinations.

It is built to be used before those professionals are engaged, so that they are engaged on the right property and pointed at the right questions.

What does Civexa do when a data source is unavailable?
It reports the layer as unscreened and marks any area figure that depends on it as optimistic by an unknown amount. It never substitutes an absence of data for an absence of constraint.
Are the calculations auditable?
Yes. Every derived figure records the formula and the named inputs that produced it, the model carries a version identifier, and the same inputs always produce the same result.
Who reviews the code models?
Each jurisdiction's model is transcribed from its adopted ordinance and held to an automated audit that fails the build if a published figure stops matching the audited rule and its citation.
What are the professional limits?
Civexa is a screening and decision-support tool. It is not a survey, a geotechnical or environmental study, a legal opinion, an appraisal or a governmental determination, and it is designed to be used before those are commissioned rather than instead of them.
