Six engines, one chain of reasoning

Civexa is not six tools that share a login. Each engine reads the same parcel and hands its findings to the next, so a constraint found on the ground changes the capacity, the massing and the pro forma without anyone re-keying it.

The question

What actually happens between entering an address and getting an answer?

The chain

Each engine hands its findings to the next

1

Regulatory

Reads the adopted ordinance for the parcel's zone and cites the section behind every standard.

Hands down: the dimensional standards, the entitlement tier, and which physical conditions the code makes legally relevant.

2

Site & environmental

Screens terrain, critical areas, flood, soils, access and utilities into constraints with geometry and severity.

Hands down: the developable ground after the union, plus the site complexity indicators and the risk band.

3

Development capacity

Measures the programme the parcel supports, keeping the legal maximum and the site-constrained figure apart.

Hands down: the recommended programme, the floor areas, and the constraint that binds.

4

3D massing

Places and tests a footprint in the buildable area against setbacks, height, terrain, access and parking.

Hands down: the tested envelope, the site geometry, and any conflict that stopped the mass fitting.

5

Market evidence

Reads recorded comparable sales, the median price trend and HUD rent benchmarks for the parcel's own area.

Hands down: the transaction evidence — labelled for what each source is.

6

Financial feasibility

Builds the pro forma from the programme: cost, financing, cash flow, returns, break-even, sensitivity and residual land value.

Produces: the decision, with the numerical reasons that made it and the assumptions it rests on.

Because the chain is one object rather than six exports, a change anywhere propagates everywhere. Replace the construction cost with a contractor's quote and the returns, the break-even and the residual land value all move with it — and the ledger still shows which formula produced each one.

Questions

How the platform works

How long does a property take?
Under a minute for a supported address. The engines run in sequence against live GIS and the encoded code model; nothing is queued for human review.
What do I get at the end?
An interactive dashboard and an exportable report carrying the same figures, the same provenance labels and the same unresolved items.
Can I change the assumptions?
Yes. Every screening default is listed with its basis and confidence, and replacing one recalculates the whole chain rather than annotating a single number.
What happens outside the covered region?
Civexa says the address is outside coverage rather than producing an approximate answer from a generic zoning model.

Every property has a possibility. The question is whether you can see it.
